LUXURY VILLAS: WHY WE FELL IN LOVE WITH BELL’VIEW IN MARRAKECH

When it comes to high-end real estate, we thought we had seen it all in Marrakech. But then we discovered a project that truly stands out: Bell’View, an exclusive collection of 16 luxury villas that tick all the boxes. A rare gem worth its weight in gold, it also offers an excellent long-term investment opportunity. Let us take you on a guided tour.

Marrakech has an irresistible charm; whether it’s for a birthday, a party, an exhibition, or a weekend getaway, we always find ourselves returning. Its dolce vita, laid-back atmosphere, and glamour are enchanting. Invest here? It’s a thought that’s crossed our minds countless times. But with Marrakech’s vast real estate offerings, it can be hard to navigate. Then, like magic, during a visit to the city, we stumbled upon a rare find we had to share with you. What is it called? Bell’View.

At first glance, sure, there is nothing new under the (blazing) sun. But Bell’View sets itself apart in all the right ways. It’s a project of 16 bespoke architect-designed villas that are somehow  just minutes away from Marrakech’s vibrant heart.

So close, yet so far

When it comes to real estate investment, location is one of the most critical factors—if not the most important. Bell’View scores perfectly here. Located to the south of Marrakech on the Amizmiz road, the route leading to the eponymous village and the Lalla Takerkoust dam with its picturesque lake, this area is highly sought-after for its tranquility and proximity to the city’s main attractions.

A significant advantage: from the airport, you’re just a 15-minute drive from your Marrakech haven. You’ll barely have time to unpack before relaxing by the pool.

Lunch in the Medina, a shopping spree in Gueliz, or a stroll through trendy boutiques in the Majorelle neighborhood? Bell’View is only 15 minutes from it all. If you prefer staying close to home, you’re just minutes from a drink at the Selman or tea time at the Fairmont. For fitness enthusiasts, the surrounding nature offers excellent running trails, while golf aficionados can choose from four prestigious courses nearby.

The project: 16 villas with unique designs

As the name suggests, Bell’View emphasizes the breathtaking views each villa offers: nothing less than a stunning panorama of the Atlas Mountains. Set on a 35,000-square-meter estate, the project features 16 single-story luxury villas, all oriented southeast. Why does this matter? Because any good architect will tell you that southeast exposure is ideal, especially for basking in the morning sunrise.

What truly captivated us about Bell’View is that each villa boasts a unique architectural design. In other words, your home won’t resemble your neighbor’s, apart from a shared aesthetic that lends harmony to the entire project.

The villas are decidedly contemporary, ranging from 400 to 600 square meters in size and set on plots of 1,200 to 1,800 square meters. Each villa includes four spacious suites, one of which is a master suite, all with private bathrooms and dressing rooms.

Every villa also features a private garden, a 16-meter (or longer) heated  pool—perfect for chilly nights—and a rooftop terrace with panoramic views of the Atlas Mountains. Pure magic.

Interiors: raw and high-tech

Inside, the design is minimalist, with clean, fluid lines. The choice of materials is striking, featuring Essaouira stone, bejmat, Taza stone, polished concrete, and walnut wood in shades of beige, gray, and mocha. These raw, locally sourced materials give the villas an understated yet elegant ethnic charm.

To enhance the sense of space, the architects incorporated high ceilings and large, luminous living areas. The grand entrance leads to bright open living spaces and vast lounges framed by floor-to-ceiling glass doors. Outside, the terraces, pool, and landscaped private garden await. Even the pool’s finish received special attention, clad in beige Bali stone.

When it comes to technology and amenities, Bell’View spares no expense while maintaining eco-consciousness. All villas are equipped with solar water heaters, and the electrical systems are fully automated. Naturally, double-glazed windows ensure optimal thermal insulation—essential for Marrakech’s hot summers and cooler winters. Additionally, certain options can be customized to suit individual tastes, allowing you to add a personal touch to an already exceptional project.
